New Chances for Thalkirchen
The nearly 45,000 m² (approx. 484,392 ft²) property of the new Isargärten Thalkirchen quarter lies in the south of Munich, right in the heart of the middle-class district of Thalkirchen at the U-Bahn station Thalkirchen (Tierpark).
In addition to the greenery and water areas, a distinctive feature of the new quarter is the high-quality residential buildings located on the northern part of the property. CA Immo Deutschland has realised the residential buildings in a joint venture with the residential property developers CONCEPT BAU - PREMIER and Infraplan. For this purpose, the companies founded joint project companies. As part of a competition, three architect's offices were selected for the realisation of the residential buildings: Hilmer & Sattler and Albrecht (Munich/Berlin), Baehr-Rödel (Starnberg) as well as GKK+Architekten (Berlin). In the planning and realisation of the quarter, we payed particular attention to future-oriented and sustainable development. It thus goes without saying that regenerative energies as well as environmentally friendly building materials has been used.
Since the land was formerly used for railway operations, nearly 50% of the area was sealed. However the entire area has been revitalised within the scope of the new use and development of the land into a new residential district. In the quarter a total of around 22,000 m² (approx. 236,814 ft²) of green areas has been created, of which around 10,300 m² (approx. 110,872 ft²) can be used by the public. An approx. 5,500 m² (approx. 59,203 ft²) park has been created in the middle of the district. The remaining green areas have been developed as a biotope. At the same time, the buildings under historical preservation located on the property will be preserved and given a new commercial use. For this purpose, CA Immo Deutschland concluded a purchase agreement for the nearly 12,000 m² (approx. 129,171 ft²) partial property with a project company belonging to Alpha Invest Projekt and LBBW Immobiline Capital in October 2006.
The northern part of the Isargärten Thalkirchen quarter will be completed with a mixed use building (state assisted living space from the 2nd floor and commercial use in the ground floor) and the newly designed Thalkirchner Platz. CA Immo Deutschland sold this property to a real estate company, which - in coordination with the city and CA Immo Deutschland - will also take over the design of the square.
Planning History
Together with the city of Munich, an idea competition was announced in 2005 to begin the revitalisation process. The idea competition ended on 13 May 2005. The prize jury awarded first prize to the team made up of the architect's office Baehr-Rödel and the Terrabiota landscape planning office. Based on the idea competition, the city council of Munich made the preliminary decision for a land-use plan in July 2005. The urban-development contract was able to be signed in December 2007. The enactment of the land-use plan was made by the city council on 17/12/2008.
